What maintenance actually means
Wipe grit before it acts like sandpaper. Use a cleaner made for polyurethane, not oil soap that leaves a film. Felt pads under chairs. A doormat that gets shaken out. That is the weekly list. A screen-and-recoat is the bigger maintenance move when the film is intact but dull and scratched in the traffic lanes.
What not to do in fall
Do not steam-mop hardwood. Do not wet-mop until the finish looks flooded. Do not put area rugs on a damp floor after mopping and walk away. Do not sand a corner yourself with a rental machine because a pet scratch bothers you. Spot damage and full-floor wear are different jobs.
When a screen-and-recoat belongs now
