What a Screen & Recoat Actually Is

A screen and recoat — sometimes called a buff and coat or "sandless" refinish — brings a tired floor back without the mess and cost of a full sand. We lightly abrade the existing finish with a buffer to give it tooth, clean the floor thoroughly, and roll on a fresh coat of commercial-grade polyurethane. The wood underneath is never touched.

Because there's no sanding to bare wood, no dust containment, and no staining, a recoat is faster and less expensive than a full refinish and is often finished in a single day. It's the right move when your finish is worn but the floor itself is still sound — the fresh topcoat renews the sheen and, more importantly, re-seals the wood so everyday wear stops eating into it.

Not sure a recoat is enough? That's what the free estimate is for. If your floors really need a full sand-and-refinish, we'll tell you — and we do that too. See our full refinishing service →

Is Your Floor a Candidate for a Recoat?

The fastest way to tell: does water still bead on the surface, or soak in? Here's the honest breakdown.

A recoat is the right call when…

  • The floor looks dull, cloudy, or lightly scratched
  • The color is still even — no bare or worn-through spots
  • Water still beads on the surface instead of soaking in
  • Only the finish is worn — the wood itself is sound
  • You want maintenance between full refinishes

You'll need a full refinish when…

  • The finish is worn through to bare, gray wood
  • There are deep scratches or gouges into the wood
  • There are gray or black water stains, or pet stains
  • You want to change the stain color
  • Boards are cupping, warping, or the old finish is peeling

A screen and recoat pairs naturally with a deep clean. If your engineered or hardwood floors have gone hazy or cloudy from years of the wrong cleaning products — or a previous installer left wax or finish residue behind — we can strip that buildup and follow it with a fresh coat, often saving the cost of replacement. We also clean tile and stone, including showers and baths, with the same commercial equipment.

Frequently Asked Questions

What is a hardwood floor screen and recoat?

A screen and recoat lightly abrades (buffs) the existing polyurethane finish and applies a fresh topcoat over it — without sanding down to bare wood. It restores sheen and protection on a floor whose finish is worn but still intact. It's faster and cheaper than a full refinish and is often completed in a single day.

How do I know if my floors can be recoated instead of refinished?

A recoat works when the finish is only surface-worn: the floor looks dull or lightly scratched, the color is still even, water still beads on the surface, and there are no bare spots or deep scratches into the wood. If the wood is worn through, there are gray or black stains, deep gouges, or you want to change color, you'll need a full refinish. We'll tell you honestly which one your floor needs at the free estimate.

How long does a screen and recoat take?

Often a single day for an average-sized area, because there's no sanding to bare wood, far less dust, and much less labor than a full refinish. Cure and re-entry times depend on the finish used; we'll walk you through them before we start.

Is a screen and recoat cheaper than refinishing?

Yes. Because it skips sanding to bare wood, dust containment, and staining, a recoat costs less and takes less time than a full refinish. Text us a few photos and we can usually give you a solid phone quote; for an exact itemized price we still come out for a free on-site look.

Can you fix hazy, cloudy, or waxy engineered floors?

Often, yes. We've restored engineered floors left hazy by wax buildup, or coated in glue and old finish residue by a previous installer — stripping the residue with specialized chemicals and applying a fresh finish, which can save the cost of a full replacement. See the two job videos above.

Do you offer financing for screen and recoat?

Yes. Financing is available up to $55,000, with interest-free options starting from $30 a month, subject to approval.
