What Refinishing Actually Involves

A full refinish starts with an on-site walkthrough, not a phone-quote guess: we look at the wood species, the finish that's already down, and how much wear layer is left to work with, then confirm the plan and a written price in person. From there, sanding runs in stages — a coarser first pass to strip the old finish and level the boards, then progressively finer passes with the planetary sander to prepare the bare wood for stain.

If you're staining, we custom-mix the color on-site and test it on your actual floor before committing — popular choices include natural, honey, and darker tones like Fruitwood, Jacobean, or Dark Walnut, and we can match an existing floor elsewhere in the house instead of guessing from a swatch. Once the color is right, we seal and topcoat with either Bona's water-based finish system or ProCoat's oil-modified Artisan Series, depending on the sheen, durability, and dry time that fits your household.

Dust containment starts at the sander itself: a hose runs from the sanding head straight to a vacuum, so most of the sanding dust never becomes airborne in the first place. We still lay down plastic sheeting at doorways to rooms outside the work area, because "virtually dustless" is the honest claim — not zero dust.

Total time on-site depends on square footage and how many coats of finish you choose. A full sand-to-bare-wood refinish typically runs several days from first pass to final coat; if a screen-and-recoat is all you need instead, that's often finished in a single day. Either way, we'll give you a specific timeline in writing before work starts.

When Refinishing Beats Tearing It Out

If the subfloor is solid and the boards have enough wood left to sand — most solid hardwood can take several more refinishes before that runs out — refinishing keeps the floor you already have and skips the cost and mess of a full tear-out. It's usually the faster, less disruptive option when the wood itself is sound and the problem is really just the finish sitting on top of it.

Replacement makes more sense when boards are cupped or buckled from water damage that sanding can't fix, when an engineered floor's wear layer is too thin to sand again, or when you want a different species or plank width than what's already down. We'll tell you honestly which situation you're in during the on-site estimate — a refinish that won't hold up is a callback waiting to happen, and that costs us more than the job was worth. Do you use dustless sanding equipment?

Yes. We run multi-disc planetary sanders with dust extraction connected directly at the sanding head, which keeps the vast majority of dust in the vacuum instead of your house — virtually dustless, though we've never claimed 100%.

What's the difference between planetary and drum sanding?

A drum sander cuts hard in one direction and needs a separate edger for the perimeter, which can leave stop marks or a visible ring where the two meet. Our planetary sander drives several smaller discs across the floor at once, cutting in multiple directions, flattening the field and blending the edges with the same head instead of leaving a seam.

How do I know if I need a full refinish or just a screen and recoat?

Try the water-drop test: put a few drops of water on a worn spot and wait about ten minutes. Water that beads up usually means a screen-and-recoat is enough. Water that soaks in and darkens the wood usually means you need a full sand-and-refinish. Either way, we'll confirm in person before recommending one over the other.

How long does a hardwood floor refinish take?

It depends on square footage and how many coats of finish you choose. A full sand-to-bare-wood refinish is a multi-day job — sanding first, then stain if you're using one, then multiple coats of finish with dry time between each coat. When a full refinish isn't needed, a screen-and-recoat is often finished in a single day.
