Hardwood Flooring in Cumming, GA: Refinishing & Installation

Forsyth County has grown up around GA-400 faster than almost anywhere in North Metro Atlanta, and Cumming's flooring reflects it. South of downtown, in subdivisions like Vickery, a live-work-play community Hedgewood Homes started building in the mid-2000s, and out through the Sharon Springs growth corridor, most houses are two-story production builds from the last twenty years with engineered or builder-grade solid oak in three-inch planks, plus a finished basement carved into a sloped Forsyth lot more often than not. Head northeast toward Lake Lanier, and the picture changes. Around Chestatee, Bald Ridge, and the gated dock communities near St. Michaels Bay, lake homes deal with humidity swings the GA-400 subdivisions rarely see, docks and boat traffic tracking in water and grit, and older cottages that have been renovated more than once. Closer to downtown and north of Keith Bridge Road, larger lots still carry a handful of older farmhouse-style homes with narrower, harder-used oak. Three very different flooring conversations inside one city limit, and which one applies usually comes down to which side of GA-400 the house sits on.

A Cumming refinish: a historic 1900 home

The refinish we filmed in Cumming was on a home built in 1900 at West Milford Farm, a historic farm used for weddings. The house was being turned into a bridal suite. It had four kinds of wood: heart pine in the entry, No. 2-grade red oak in the living areas, pine in the bedrooms, and cypress in the bathroom and laundry. Each wood brought its own character and challenges. We sanded and refinished every floor in the house.

The details took extra care. We worked around a clawfoot tub and around the shelving in the laundry room, and we repaired cracked and damaged heart pine boards before finishing. The homeowner chose a natural look, and we sealed the floors with oil-based polyurethane.

Refinishing older floors in Cumming

A floor in an older Cumming house is usually worth refinishing before anyone talks about replacing it. Older solid oak was typically installed thicker than what goes into new construction today, so there is often more wood left to sand than people expect. Before we recommend anything, we check board thickness at a vent or threshold, and replacement is rarely the first option.

Refinishing newer Cumming homes

If your Cumming home is a two-story South Forsyth house built in the last fifteen to twenty years with builder-grade engineered or solid oak, the factory finish may have worn through in the kitchen-to-family-room sightline that these open floor plans favor, and a refinish brings it back. Near Lake Lanier, a lake house that has traded hands may need the finish brought current before move-in.

How we refinish a Cumming floor

Whether the house is a century old or ten years old, a Cumming refinish runs in five steps:

1. We measure how much wood is left, checking board thickness or the engineered wear layer at a vent or threshold, so we know a full sand is safe.
2. We sand with planetary sanders hooked to dust containment, so most of the dust is pulled away instead of settling through the house.
3. We lay stain samples on your own floor, so you choose the color in your own light before anything is committed.
4. We apply the finish coats, oil-based or water-based polyurethane depending on the look and drying time you want. The 1900 farmhouse above got oil-based.

Stairs and a leak first

Repairs near Lake Lanier

Near Lake Lanier, repair calls run differently: cupping or gapping tied to seasonal humidity in a cottage near Chestatee or Bald Ridge. Some seasonal movement is expected in any lake-adjacent home, and if the movement looks more severe than that, we flag it during the walkthrough.

Water damage after a leak

A cupped board has raised edges and a lower center because the underside of the wood is wetter than the top. Before any sanding, we take moisture readings on the boards and the subfloor, so the decision is made on numbers and not on how the floor looks the first week. Until we see it, stop the leak, pull up rugs and run a dehumidifier if you have one. Do not run a rental sander on cupped boards hoping they flatten.
