By late August in North Metro Atlanta, the sun sits lower and every summer scratch shows. The path from the kitchen to the back door in a Towne Lake or East Cobb house is usually the first place you notice it. Dogs, school shoes, and a dry Georgia summer leave the finish thin right where company will walk in November.

That is why we book refinishing now, not the week before Thanksgiving.

The calendar, not the weather

Hardwood refinishing is a few days of sanding and coating, then time for the finish to harden. You do not want guests on a soft floor, and you do not want to be moving furniture the night before Thanksgiving.

Labor Day to mid-October is the last clean window for most Woodstock, Holly Springs, Canton, Marietta, and Kennesaw homes if the goal is a cured floor by the holidays. Book the walkthrough first. The sanding date comes after we see the rooms.

If the floor only needs a screen and recoat, the job is shorter. If it needs a full sand and a color change, give it more of that window. We will tell you which one it is on site.

What we see in Cherokee and Cobb this time of year

A lot of the houses we work in around Woodstock and Cherokee County are late-1990s and 2000s oak on the main level. East Cobb and Marietta have plenty of the same, plus older ranches where the original hardwood is still under a tired finish. Downtown Woodstock still has older solid oak that is worth saving.

Summer traffic plus air conditioning dries the surface. Fall light then picks up swirl marks, pet nails, and the gray lane in front of the sink. None of that means the wood is dead. It usually means the finish is worn and the boards are still good.

If the wood has enough thickness left, refinishing beats tearing it out. That is true on solid oak and on many engineered floors. We check before we sand.

What the job actually is

Refinishing is sanding the existing hardwood, repairing what is loose or damaged, and putting a new finish on. It is not a mop-on polish. It is not laminate.

We dust-control the sanding. You can stain if you want a color change, or keep the natural oak and put a new clear coat on. Then the floor needs a few days of light traffic rules while it cures. We set that calendar before we start so you are not guessing around school, work, and holiday travel.

What we will not do

We will not tell you a full sand is required if a screen and recoat will hold. We will not invent a color that does not belong in the house. We will not show up as a different company.
