What Affects the Cost of LVP Installation?

These are the factors we look at on every LVP job, roughly in the order they tend to matter.

Subfloor flatness and leveling

LVP is thin and follows whatever is under it. A dip, a ridge or leftover adhesive can show through the plank and stress the click-lock seams, so the subfloor must be flat before the first plank goes down. Some floors need only scraping and a sweep. Others need patching compound, grinding, or plywood to bring low areas up. That prep can be a small line on your quote or one of the biggest.

Moisture testing and vapor barriers on slabs

Concrete slabs move moisture upward, even when the surface feels dry. LVP does not absorb water, but moisture trapped underneath can show up at the seams and edges. So basements and slab rooms get a moisture test first, and sometimes a barrier if the plank maker’s instructions call for one. Our Woodstock whole-home project put COREtec LVP in the basement, and a Johns Creek basement got white LVP.

Removing the old flooring

What is coming out changes the job more than most people expect. Carpet and pad come up quickly. Glued-down vinyl leaves adhesive to scrape. Old hardwood, and especially tile in a mud bed, is heavy and slow to remove, and hauling it away is part of the cost. We have torn out old LVP and carpet in a Cumming home and family room tile in Woodstock. Underlayment

Some LVP planks come with a pad already attached; others need a separate underlayment. Floor & Decor, for example, lists its NuCore and NuCore Performance planks with an attached cork pad (per Floor & Decor). Whether a separate layer is needed depends on the plank and what is under it, and the plank maker’s instructions decide. Each choice changes the materials on your quote and the time it takes.

Product line and plank format

The brands we install include COREtec, NuCore and NuCore Performance. We also sell Pyzo, a budget LVP line, which you can browse in our LVP product catalog. The line changes the material side of the quote more than the labor side. Layout changes labor: long, straight runs go down fastest, while diagonal or herringbone layouts take more time and create more waste. Stairs and nosing

Stairs are slow on any floor. Every tread and riser is measured and cut by hand, and each step needs a nosing or wrapped edge so the plank has a finished front. They are usually the slowest part of an LVP job for the floor area they cover. Some homeowners leave stairs out; just tell us at the start so your quote matches what you want.

Transitions, baseboards and quarter round

Floating LVP needs a small gap at every wall, and baseboard or quarter round covers it. Where LVP meets tile, carpet, hardwood or a doorway, it needs a transition piece too. Trim that comes off and goes back on is labor; new trim is labor and material. Door casings often need a trim cut so planks slide beneath. These details are easy to overlook on a rough quote.

Appliances, toilets and fixtures

Toilets are pulled and reset. Dishwashers, refrigerators and ranges are moved or worked around. A fridge with a water line, or a range on a gas or heavy electrical connection, takes more care than a sofa and can involve other trades. Tell us which appliances stay, and the quote will spell out what we move and what someone else must disconnect first.

Room layout: many cuts or open space

An open family room goes down quickly. A house of small rooms, closets, angled walls, a hearth and a kitchen island means more cuts, more waste and more time for the same amount of floor. That is why two homes with the same floor area can be quoted differently, and why we ask for a room list and photos, not just a total.

It is fair to want a number up front. Here is why we hold off. Two homes on the same street can need completely different work once the old floor comes up: one gets LVP over flat plywood after a quick clean, and the other has a slab that needs testing and a low corner to level first.

A figure pulled from a website, with no idea what is under your carpet, would be a guess dressed up as a quote. We would rather give you a real, itemized number for your actual floor. The same reasoning applies to refinishing; see our hardwood floor refinishing cost guide.
